Pasadena Gallery of Art: This is a Hopkins negotiated project. It consists of a tenant improvement in a 20,480 sf three story building on a 12,580 sf site. New curved metal stud and plaster wall on the second level, new storage and restrooms on the third floor, new ADA ramps into the third floor gallery area, a new storage room, new men’s and woman’s toilets, drinking fountains, relocated floor drain, A small new exit vestibule enclosure (144 sf) on the third floor terrace with a new roof. Located at 492 E. Union Street, Pasadena, CA.
Sycamore: Sycamore is a new 65 unit, 5-story construction consisting of 81,848 sqft. of Type III-A (residential) and 48,345 sqft of Type I-A for the 2-level subterranean parking garage. There are 4 existing buildings to be demolished. There are no specifications or trade specific scopes at this time, but these will be provided. This project is located at 1769-1775 N. Sycamore Ave., Los Angeles, CA 90028 and is an Open Shop Non-Prevailing Wage job.
245 Fair Oaks: 245 Fair Oaks Avenue MOB is a Southern California Edison is a ground up prototype for a Zero Net Energy efficient commercial property that will become law in 2020. It is approximately 15,000 square feet of commercial office space over an approximately 7,500 square foot on grade parking garage. Building occupancy is Type B / Type S2.
Mandarin Baptist Church: The Children’s Ministry Building is a new structure on an existing campus and is comprised of 12 new classrooms and an approximately 8,000 square foot gymnasium. Also there will be extensive upgrades to existing site systems. This is an open shop project with no prevailing wage or union wage requirements.
Rumi Center: Rumi Center is a Negotiated Tenant Improvement project comprised of two (2) spaces within a building located at 21250 Califa St., Woodland Hills.
