  • 200 Ocean: Renovation of an existing nine-story office building for adaptive re-use as a mixed-use building with residential units at Levels 1 through 11, providing 94 residential units total. Levels 1 through 9 are existing, levels 10 and 11 are proposed as new construction. Ground level conversion into leasable commercial space suitable for use as a restaurant, retail, or office space.
  • 110 Ocean: The Ocean Center project is an existing 15-story historical building located at 110 West Ocean Boulevard in the City of Long Beach, CA. It is approximately 95,000 square feet of residential space to create 76 new apartment units and approximately 9,800 square feet of retail / restaurant warm shell. We will be performing a seismic upgrade and historical restorations to the exterior façade, windows and interior corridors.
  • Pasadena Gallery of Art: This is a Hopkins negotiated project. It consists of a tenant improvement in a 20,480 sf three story building on a 12,580 sf site. New curved metal stud and plaster wall on the second level, new storage and restrooms on the third floor, new ADA ramps into the third floor gallery area, a new storage room, new men’s and woman’s toilets, drinking fountains, relocated floor drain, A small new exit vestibule enclosure (144 sf) on the third floor terrace with a new roof. Located at 492 E. Union Street, Pasadena, CA.
  • Main & 9th: A new 5-story mixed use with (2) stories of Type-1 for parking and commercial/retail, and (3) stories of type-5 wood framed residential. Located at 3870 Main Street in the City of Riverside 92501.
